Common questions

How long does it take to get a permit in Arizona?

Timelines vary widely and no two counties move at the same pace. A simple shed permit can take 8–12 weeks — sometimes longer. Mid-size residential projects commonly run 6–14 weeks. Commercial or complex projects can take 3–6 months or more, especially when multiple departments are involved. Correction rounds add time at every stage. The honest answer is: expect longer than you think, and have someone actively pushing it forward the whole way through.

Does Arizona require a licensed contractor to pull permits?

Yes. Arizona requires a licensed contractor through the Arizona Registrar of Contractors (ROC) to pull most permits. The contractor classification must match the scope of work. Owner-builder permits are available for homeowners under specific conditions — I can advise on which path applies to your project.

Are trade permits (electrical, plumbing, HVAC) separate?

Yes — and this surprises most people. Electrical, mechanical, and plumbing permits are separate from the building permit and must each be pulled by licensed subcontractors in those trades. Managing all of them simultaneously is part of what I do.

What if my project is already underway without a permit?

Unpermitted work can result in stop-work orders, fines, required demolition, and serious problems when selling. I can help navigate after-the-fact permits and bring work into compliance — reach out and I'll assess the situation honestly.

Does every city in Arizona use the same building code?

No. Arizona is a home rule state — each city and county adopts and amends its own building codes independently. What's approved in Phoenix may not meet Mesa or Scottsdale's requirements. Local knowledge of each jurisdiction is critical to avoiding rejections.

What work doesn't require a permit?
